 THE COMMUNITY
The City of Burnet, a community of about 5500, owns and operates
the Galloway-Hammond Recreation Center that features an indoor swimming
pool, an indoor heated exercise pool, track, exercise room, weight room,
gym, and large dressing-shower rooms. The City also owns and operates
the Delaware Springs 18-hole
golf course. Three nearby lakes provided opportunity for water
sports and fishing.
There are adequate and readily available
medical facilities in the Burnet area. Seton-Highland
Lakes Hospital of Burnet has physicians on staff representing a variety
of medical specialties. Burnet also has several other medial facilities
that provide services such as dentistry, ophthalmology and chiropractic.
Scott and White Hospitals and Clinics offer an attractively priced HMO
program in the Burnet area that includes health, vision, and dental
care. Major hospitals are located in near-by Austin, Round Rock and
Temple. The City of Burnet owns and operates its own emergency medical
services and ambulances.
 THE AGREEMENT
The residents of the Woodlands are homestead owners who have a Life
Estate contract purchased on either an 80/20 equity participation plan
with a $445.00 monthly maintenance fee or on a non-equity participation basis with
a $222.50 maintenance fee. In either plan the maintenance fee covers
the insurance on the house itself, home maintenance inside and outside including
lawn care, air filter exchange, repairs and replacements, and taxes
on the land. The resident buys insurance only on the personal belongings
and personal liability. Homestead owners are required by the
County to pay annual real estate taxes. A representative of the Woodlands
will be pleased to explain the details of these plans and answer your
